What is different about Midway yards
A high water table changes the base build
Where groundwater sits close to the surface, a base that would drain perfectly elsewhere stays saturated. On those lots we go more open-graded, and sometimes the honest answer is that the yard needs a drain line and a discharge point before anything gets built on top of it.
Mineral ground and hard deposits
Midway's geothermal history left tufa and hard mineral layers in places. Excavation can hit ground that behaves nothing like the clay we deal with further down the valley, which changes time and equipment. We check it before quoting.
Design guidelines are common
Several Midway neighbourhoods run architectural standards, and materials and colours are frequently reviewed. We will provide the scope and product list for the submittal, but the approval sits between you and the committee and is worth starting early.
Cold, and wetter underfoot in spring
Between elevation and the water table, spring here is muddy for longer than most people expect. It is one of the better arguments for turf: a surface that drains and stays usable while the rest of the yard is still soft.

Usually, but the base build and drainage change and it needs to be scoped honestly. Where groundwater is genuinely close to the surface we will tell you what it takes and what it costs rather than building something that will not hold up.
