Draper is a slope job more often than not. The bench lots east of the valley floor drop hard across a backyard, which means terracing, walls and steps before anyone talks about turf — and it means the view is part of the brief, because a wall in the wrong place costs you the thing you paid for.

What is different about Draper yards

Terracing is usually the only way to get flat ground

On a steep bench lot the usable yard has to be built rather than found. That means retaining walls, and walls above the city's height threshold need an engineered design and a permit. We flag that during the estimate, not after.

Do not wall off the view

Half of what a Draper bench lot is worth is what you can see from it. Terrace heights, seat walls and any vertical planting get planned around sightlines from where you will actually sit, which occasionally means a more expensive wall in a better place.

Rock at shallow depth

Closer to the point of the mountain, excavation can hit rock sooner than anyone would like. That changes equipment, time and haul-off volume, so we check it during the measurement rather than discovering it on day one.

Wind across the ridge

Higher lots catch sustained wind funnelling through the gap. It decides where a patio is comfortable, whether a fire feature is usable, and how hard anything vertical needs to be anchored.

Do I need a permit for a retaining wall in Draper?

On a bench lot, almost certainly. Draper requires a building permit for all retaining walls and exempts only short walls on ground that is close to flat — which a slope steep enough to need terracing is not. Any wall that needs a permit has to be designed by a Utah-licensed engineer. We scope that into the estimate rather than leaving it as a surprise.

Can you build on a steep backyard?

That is most of what we do here. The question is usually how many terraces make sense and where the retaining goes, which depends on how much flat space you actually want and what it does to the view.
